SIRIN Development, one of the leading logistics real estate developers in the Baltics, will start construction of a new type of urban business and service park in Dreiliņi, in Ropazi Municpality, investing almost EUR 40 million by the end of 2025. The project, called SIRIN PARK Dreiliņi, is intended to be a sustainable, multifunctional and business-friendly solution lending the city a new economic and visual quality.
Unlike traditional logistics parks, SIRIN PARK Dreiliņi will offer more functionality: it will consist of three modern buildings with a total area of 45 000 m², adaptable for storage of goods, offices, sports centres, exhibitions, customer service points or other service facilities.
Alongside the construction of the buildings, the company will invest almost EUR 3 million in the development of the surrounding transport infrastructure to ensure easy access for businesses, customers and residents.
Sustainability and cooperation with the community
The project will be built to BREEAM Excellent certification standards, which require a high level of sustainable construction. Special attention will be paid to architectural aesthetics and environmental integration – the visual image of the project has been developed in close dialogue with the Ropazi Municipality and the local community, ensuring that the new development will blend harmoniously into the urban environment of Dreiliņi.
“When developing this project, it was important for us not only to create a modern environment for business, but also to offer a space where businesses and society can coexist,” says Laurynas Kuzavas, CEO of SIRIN Development.
The project territory will also include landscaped green spaces, walking paths and recreational areas that will be freely accessible to residents, making the park part of the neighbourhood’s public realm. The new business and services park will be designed to be suitable for the widest possible range of businesses, from small and medium-sized enterprises to larger market players. The adaptability and functionality of the space means that the new park will be able to accommodate businesses from a variety of sectors, such as e-commerce logistics centres, storage facilities, offices, showrooms, sports and fitness centres, as well as customer service or pick-up points.
Strategic step in the investment domain in Latvia
The Dreiliņi project is a continuation of SIRIN Development’s investment programme in Latvia. Earlier this year, the company opened SIRIN Park Mārupe near Riga International Airport, the first phase of which has seen an investment of EUR 20 million and is currently being further expanded with another EUR 10 million investment. SIRIN Park Rumbula is being developed at the same time, with a total area of 80 000 m².
With more than 15 years of experience and over 700 000 m² of developed logistics space in the Baltics, SIRIN Development currently manages almost half a million square metres of logistics property in Vilnius, Kaunas, Riga and Tallinn. The company is the only one from the Baltic region to be listed among Europe’ s 20 largest logistics developers by PropertyEU Magazine.
